If you choose to let your property you will have the benefit of being located in an area that remains popular all year round to a varied clientele.

For the sun lovers there is a never ending source of beaches, pools and parks, and for those more adventurous souls there are the mountains only a short drive away.

Added to this is the choice of golf courses in the immediate area and even more if you don’t mind a short drive. With Villa Martin, Campoamor, Las Ramblas the golfer will be able to enjoy a challenging time and now with La Finca a championship course of the future and Quesada within 30 minutes drive away it is hard to imagine any golfer not wanting to return again and again.

As you would expect with an area devoid of package holiday makers the night life is based mainly on a quiet drink and a nice meal and the choice of bars and restaurants are endless. The area is dominated by the self catering market with villas, bungalows and apartments abounding which although sets the pleasant tone of the area also presents the one problem associated with renting property out. Quite simply there are so many people letting their properties out that competition is keen and it is important to consider this when deciding to let your property.

Hopefully when you purchased your property you were not led to believe by the salesman that your property would pay for itself by you simply making the decision to let it out, then stand back and fight off the clients. You should not therefore depend on the income from letting out your property to cover any mortgage taken out for its purchase. What you should be aiming at, is a property that stands as a good investment, somewhere that you can enjoy many a holiday or short break and at the same time get some income back that adds to your investment.

The one thing we can guarantee is that without putting your property in the market place you will not get any takers so that is where we come in. We obviously have the web site that you are currently looking at and that is the first step in getting your property noticed. In addition to this we subscribe to 2 other rental web sites. We constantly review new advertising options and currently have an advertisement in the CB Friday Guide Book for the south Costa Blanca and a full page in the recent edition of Villa Advertiser distributed in selected Tesco and Sainsbury stores in the UK. We have links with a number of estate agents in the area who refer rental enquiries to us regularly.

We also encourage property owners to try and attract clients themselves and do not demand exclusive use of the property. Keeping the property let is the objective whether it comes from our endeavours or yours and all we ask is that you keep us informed of any bookings that you secure in order to avoid any embarrassing double bookings.

Getting someone to rent your property is only one part of the equation. The other part is keeping them happy when they arrive and hopefully encouraging them to return again. This can only be achieved if the property is managed professionally and at the same time in a welcoming manner to make guests feel at ease from the moment they make the booking right up until they vacate at the end of their stay.

Our Rental Service incorporates the following:

Comprehensive Management Agreement

1. Weekly security checks -These allow us to ensure that your property is safe and secure. We also flush toilets, ventilate the property, attend to any minor problems and provide you with digital photographs in the event of any damage. We will also replace any faulty bulbs at cost price.

2. On site agent in Spain - As key holders we will be available to give access to contractors to undertake any necessary works, installations or deliveries.

3. We can recommend and obtain quotes for you to consider.

4. We will be available to any guests during their stay should they encounter a problem or merely wish to ask a question.

5. Mail - We will collect mail from post boxes if applicable and forward to you for the cost of the postage only.

Advertising and promotion of your property

Advice on making your property more marketable

On line enquiries and booking service:

6. A 25% non refundable deposit will be taken within 7 days of booking

2. The balance will be payable within 6 weeks of the commencement of the rental or immediately where late bookings are made.

3. A €100 breakage deposit will be collected in cash upon their arrival. This will only be refunded upon a satisfactory inspection of the property prior to the guests departure. In the event of any damage occurring, any balance of the refund will only be paid following any remedial action. Guests will be provided with a receipt for the cost of any such remedial work.

Provision of a detailed information pack tailored specifically to your property. This will be left in your property available to your guests and will incorporate any relevant rules and regulations relating to your property set either by you or your Community Association. There will also be tourist information, important contact numbers, local information and of course our contact details.

Our booking service will include all the necessary information to enable your guests visit to be as trouble free as possible. This will include clear instructions and a map to your property to avoid any delays in arrivals as many urbanisations are still without road names and clear sign posts.

A complimentary welcome pack which will include tea, coffee, milk, sugar, water and biscuits which is especially appreciated by guests arriving late when shops are closed. Upon request additional items can be included and these will be provided at cost price.

Hire car facilities can be made available to guests. Details will be provided upon request.

Golf reservation service.

Access to professional services for any necessary improvements, repairs or emergencies. Where these services are required we will obtain quotes and provide you with the details and await your instructions before ordering any works. Where you authorise us to proceed with any emergency works we will pay the contractor and invoice you for payment.

We can also deal with any customer complaints should they occur. Obviously we will defer to you if the situation requires it.

Our fee for the Rental Agreement (which incorporates the Annual Management Agreement for no extra charge) is €330 per year.

Cleaning

We offer a cleaning and laundry service which is based on the size of the property. The charges are : 1 bed €44, 2 bed €55, 3 bed €66, 4 bed €77. For this we will launder all bed linen and towels. Hoover and mop all floors, clean bathrooms and kitchens including the cooker, fridge and kitchen appliances, dust furniture, sweep and clean external terraces and balconies, make beds. (The cleaning and laundry charge is applicable as and when this service is provided)

Our letting fees are:

15% for short term lets

10% for long term lets

Additional Services

Car Hire - We can arrange your car hire at competitive prices.

Additional Cleaning can be provided e.g. window cleaning, ceiling fans, grills etc

Gardening : Depending on the work involved we can provide an in house service for €15 minimum then €10 euros per hour or we contract out to gardeners.

Steam Cleaning upholstery, rugs and beds - €10 per hour

Power Washing external areas €10 per hour
